Why is my house not selling?
Nearly always one of four things: price above what the market will pay, weak presentation or photography, an agent who has stopped working the listing, or something that stops buyers borrowing against the property. The pattern of viewings and offers usually tells you which.
How long is too long on the market?
Most interest arrives in the first few weeks of a listing. If you have had months of exposure at a price without an acceptable offer, the market has answered, and waiting longer at the same price rarely changes the answer.
Should I just reduce the price again?
A meaningful, single reduction can relaunch a listing. A series of small ones does the opposite, because the price history reads as distress. If you are on your third reduction, something other than price is worth examining.
Does the listing history hurt my sale?
Yes. Portals show days on market and previous prices, and buyers use both to negotiate or to skip the listing entirely. It is one reason a private sale off the portals can outperform yet another relaunch.
Should I switch estate agent?
Sometimes. A fresh agent brings fresh photography, a fresh price opinion and a burst of effort. Check your existing agreement first, because sole agency tie-ins and notice periods vary, and read the fee terms before signing anything new.
Can you buy my house while it is still listed with an agent?
Yes, though your agreement with the agent may still entitle them to a fee depending on its terms. Check the agreement or ask us to look at it with you before you commit to anything.
