The basics

What is a cash house buyer?

A genuine cash house buyer purchases your property using money it already holds, rather than borrowing it. There is no mortgage application, no lender valuation and no chain of other sales that has to complete first. That is the whole advantage: the two things that most often collapse a property sale simply are not present.

The term gets used loosely. Plenty of companies advertising as cash buyers for houses are actually brokers who will find a third party to buy your home, or who need to raise finance before they can complete. That is not the same thing, and it reintroduces exactly the uncertainty you were trying to avoid.

We do both, and we are clear about which is which. We buy directly with our own funds, and we also run a network of pre-approved buyers where that gets you a better price. You will always be told which route you are on.

Your options

Sell to us, or to our buyer network

Selling your house for cash does not have to mean accepting the first number you are given. There are two ways to do it and they suit different people. We will tell you honestly which one fits your situation.

Most certain

We buy it ourselves

Complete in 7 to 28 days

Up to 80%of market value

We purchase directly using our own funds. No mortgage, no lender, no chain, and no third party who can pull out. We will show you proof of funds before you commit to anything.

Best suited for: those who want the sale done and value certainty over the last few percent.

  • Proof of funds provided up front
  • Sell in as little as 7 days
  • We buy any property, any condition
  • Legal fees covered
  • Full market value is not possible
How fast the process moves
Best value

Sell to our investor network

Usually 30 days or less

Up to 93%of market value

We match your property to our network of 60,000+ vetted investors and cash-ready buyers. We agree a fixed net sum with you before we start, and that is what you walk away with.

Best suited for: those who want more of the market value and can wait a few weeks longer.

  • Receive close to market value
  • Buyer commits with a £1,000 deposit
  • Far faster than a high street agent
  • Legal fees covered
  • Takes longer than a direct purchase
How the investor route works

The case for cash

Why sell to a house buying company?

Because it is the only way to sell a house with the outcome known at the start. An estate agent can give you an asking price; nobody on the high street can give you a completion date. A cash buyer with its own funds can, and everything else about the process follows from that: no viewings, no chain, no mortgage valuation to fail, no buyer changing their mind at week eleven.

A cash sale earns its discount when speed or certainty is worth more to you than the last slice of the price: a chain that has collapsed, a repossession date, a probate property standing empty and costing you every month, a job starting in another city, or a house that simply will not sell in its current condition. In those situations the difference between a sale in three weeks and a sale in nine months is not academic.

The industry has a poor reputation for one reason above all: last-minute price reductions, where an offer is agreed, you turn down other buyers, and the figure drops days before completion. We do not do that. The price we agree is the price we complete on.

How to spot a genuine cash buyer

Warning signs

No proof of fundsA real cash buyer can evidence the money on request. If a company will not show you proof of funds, it is very likely raising finance or looking for a third party to take the property on.
The price drops near completionThe offer is agreed, other buyers walk away, and days before exchange the figure is cut. By then most sellers feel they have no choice. It is the single most common complaint about this industry.
You are tied into a long agreementLock-in periods of six or twelve months exist to stop you going elsewhere while the company looks for a buyer. A firm buying with its own money does not need one.
Fees appear at the endValuation fees, admin fees, legal costs deducted at completion. A cash offer should be the sum that reaches your account.

What we do

Proof of funds before you commitWe evidence the money up front. You can verify we are able to complete before you take your property off the market for us.
The agreed price is the completion priceWe set a realistic figure on day one and hold it. If a survey turns up something material we will tell you immediately, not the week of completion.
No lock-in, everWe will never ask you to sign an agreement longer than a month. If you change your mind you walk away owing nothing.
Regulated and accountableWe are members of the National Association of Property Buyers and registered with The Property Ombudsman, so there is somewhere independent to take a complaint.

The honest bit

What a cash sale costs you

Nothing in fees. No commission, no valuation charge, no admin fee and no legal costs. We instruct and pay for the conveyancing, and we pay for the survey.

What it costs you is price. Buying with our own funds, at speed, in any condition and carrying the risk ourselves, we pay up to 80% of market value. That is the trade, and we would rather set it out plainly here than surprise you with it later.

If that gap matters more to you than the speed, say so and we will put your property to our investor network instead, where sellers typically achieve up to 93%. It takes a few weeks longer and it still costs you nothing in fees. Read the full explanation.

When it makes sense

When sellers come to us for cash

These are the situations where a cash sale clearly outperforms the open market, and where most of our sellers come from.

Call us on 0330 004 0050 or email hello@bettermove.co.uk.

A chain that has collapsed

Your buyer has pulled out and the purchase you were depending on is about to fall through. We can step in as the cash buyer and hold your onward move together.

Fixing a broken chain

A property in poor condition

Damp, subsidence, a short lease or an unmortgageable structure. Buyers who need a mortgage cannot purchase it at all. We are not borrowing, so we can.

Selling an unsellable house

An empty or inherited property

An empty house still costs you council tax, insurance and maintenance every month. A cash sale stops the bleed rather than waiting out a slow market.

Selling an inherited property

A repossession date

If a date has been set, speed is the only thing that helps. A completed cash sale can settle the debt before matters escalate further.

How we stop repossession

Tenanted property and portfolios

No vacant possession needed. We buy single tenanted properties or whole portfolios, with minimal disruption for tenants and landlords alike.

Got questions?

Cash house buyer FAQs

Selling to a cash buyer raises a particular set of questions, and scepticism is healthy. These are the ones we are asked most.

What is a cash house buyer?

A company that buys your property with money it already holds rather than a mortgage. Because there is no lender and no chain, the sale cannot collapse for the two reasons property sales most often collapse.

How does selling a house for cash work?

You give us the details, we value the property using current market data and make a firm offer in under one hour. If you accept, we instruct solicitors, pay for an independent RICS survey, and complete on a date you choose, typically inside seven to 28 days.

Is it worth selling your house to a house buying company?

It depends on what you need. If you have time and the property is in good order, the open market will usually pay more. If speed or certainty matters more than the last few percent, a cash sale is worth it. We will tell you honestly which applies to you.

Will I receive a fair price for my property?

We pay up to 80% of market value on a direct purchase, and we tell you that up front rather than dressing it up. Through our investor network sellers typically achieve up to 93%. Either way we agree the figure before anything proceeds and we do not reduce it later.

Are there any fees or charges?

None. No commission, no valuation fee, no admin fee. We pay for the survey and we cover your legal fees. The offer you accept is the sum that reaches you.

How long does the process take?

As little as seven days, and typically 28 or fewer. The pace is usually set by how quickly the legal work can be completed rather than by us.

Is my property eligible for a cash sale?

Almost certainly. We buy houses, flats, bungalows and commercial premises across England and Wales, in any condition, tenanted or empty, freehold or leasehold.

What if I am facing financial difficulties or repossession?

Tell us early, because the timeline matters. We handle these sales regularly and discreetly, and a completed sale can settle the debt before matters escalate. If a court date has been set, mention it on the first call.

Can I change my mind after accepting the cash offer?

Yes. Our offers carry no obligation and our agreements never run longer than a month. If you withdraw you owe us nothing, and we do not charge an abortive fee.

Do I need a solicitor to sell a house for cash?

Yes, conveyancing is a legal requirement on any property sale. We instruct solicitors and pay for them. You are free to use your own if you would prefer, and we will contribute the equivalent cost.
