There is a third route. If the buyer already exists, a family member, a neighbour, a tenant, someone who knocked on the door, a private sale is a sensible thing to do. Agree the price, each instruct a solicitor, and let the conveyancing run. Auctions are the other agent-free route and they suit unusual properties, though fees apply and the price is decided on the day.

Everything else about a private sale is harder than it looks. Without portal access you are advertising only to the people you can already reach. Without comparable evidence you are guessing at the price, and sales between people who know each other tend to be priced on sentiment rather than evidence. And with nobody chasing the solicitors, private sales drift for months. Can I list on the big property portals myself?

Generally not directly: the major portals take residential listings through agents. That is the main practical obstacle to a DIY sale and the reason private sales work best when you already have your buyer.

How much does an estate agent actually cost?

What does an agent do that I would have to do myself?
