Months on the market? · Firm offer in under one hour · No fees

My house is not selling. What now?

There is always a reason, and it is usually one of four

A house that sits unsold for months is not bad luck. It is usually down to price, presentation, the agent or lenders. But we can help by giving you a firm offer and a genuine commitment to buy, so you can start planning your next move.

“My property had been on the market for 8 months with hardly any interest… within 24hrs we had 14 viewings arranged and 2 offers. I cannot thank these guys enough.”

Why it happens

Why a house doesn’t sell

Almost every stuck sale comes down to one of four things. The price is above what the market will pay, however fair it feels. The presentation or photography is costing you clicks before anyone visits. The agent has stopped working the listing, which happens quietly and more often than the industry admits. Or there is something about the property that stops buyers borrowing against it, which is a different problem with a different fix.

Time itself then becomes a fifth problem. Portals show price history, and buyers read a long listing with reductions as evidence that something is wrong. After a few months the listing is working against you even if nothing else is.

Whichever of these is holding your house back, none of them stops us buying it. We do not need a mortgage, so a lender’s objection is not ours. We do not rely on photographs or portals, so presentation is irrelevant. And we make a firm offer on the property exactly as it is, so the price question is settled in under one hour rather than over another six months.

If you are done waiting

Two ways to sell a house the market has ignored

Both work regardless of how long the property has been listed, and neither cares about the price history that is putting other buyers off.

Most certain

We buy it directly

Complete in 7 to 28 days

Up to 80%of market value

We purchase with our own funds. The listing history, the months on market and the reductions are irrelevant to us because we price the property, not the story around it.

Best suited for: those who need the sale finished and their plans unstuck.

  • Listing history irrelevant
  • Sell in as little as 7 days
  • Any property, any condition
  • Legal fees covered
  • Full market value is not possible
How the cash route works
Best value

Sell to our investor network

Usually 30 days or less

Up to 93%of market value

We match the property to our network of 60,000+ vetted investors and cash-ready buyers. Fresh eyes, priced realistically, and marketed to people who were never scrolling the portals anyway.

Best suited for: those who want more of the value and can give it a few more weeks.

  • Receive close to market value
  • A completely fresh buyer pool
  • Buyer commits with a £1,000 deposit
  • Legal fees covered
  • Takes longer than a direct purchase
How the investor route works

The way out

When enough is enough

Every month a house sits unsold costs you something: mortgage payments, council tax, insurance, heating an empty property, and the plans you have put on hold. Reductions on the portal chip away at the price too, so waiting rarely gets you more. At some point the sensible question stops being how to sell it and becomes how much longer to spend not selling it.

That is the point at which a guaranteed sale earns its place. Instead of another relaunch and another round of viewings, you get a buyer who has already committed, a price that holds to completion and a completion date you choose.

Tell us about the property and we will make you a firm cash offer in under one hour, with completion in as little as seven days if you want it. If you would rather hold out for a figure closer to market value, we can place it with a buyer from our investor network instead. Either way you stop paying to keep a listing alive that has stopped working.

Where the months went

What has been happening, and what changes

The last few months

Priced on hopeAgents compete for instructions by flattering the valuation, and the market quietly disagrees. The first six weeks are when buyers pay attention, and an overpriced launch spends them badly.
The listing went stalePortals show days on market and price history. Buyers filter by newest first, and a listing with two reductions reads as a problem even when there is none.
The agent moved onSole agency agreements reward winning the instruction, not finishing the job. After the early flurry, many listings are simply left to sit.
Viewings without offersSteady viewings and no offers is nearly always price. No viewings at all is nearly always presentation or photography. Whichever pattern is yours, it does not stop us buying.

Selling to us instead

Priced to completeWe tell you a realistic figure on day one and stand behind it. It is lower than the asking price that did not sell, and it is real.
History wiped cleanNo portal listing, no price history, no days-on-market counter. The property is simply bought.
Nobody loses interestWe are the buyer, so there is no one to stop working for you, and our agreements never run longer than a month.
A date instead of a maybeYou choose the completion date. Whatever the house was holding up, it stops being held up.

The honest bit

What this costs you

Nothing in fees. No commission, no valuation charge, no admin fee, and we cover your legal costs and pay for the survey.

What it costs is price. On a direct purchase we pay up to 80% of market value. The fair comparison is not the asking price that has failed to sell for eight months. It is that figure minus the next reduction, minus more months of mortgage and bills, minus the risk that the eventual buyer negotiates hard off the listing history anyway.

Through our investor network sellers typically achieve up to 93%, and that route still costs you nothing in fees. Read the full explanation.

Relisted, reduced, still nothing

Two agents, three reductions, and a listing history every buyer can see. At this point the history is the obstacle, and only a sale off the portals escapes it.

Selling off-market

Viewings but never an offer

The market is telling you the price is wrong for the condition. Either the price moves, the condition changes, or the buyer type changes. We are the third option.

A different buyer pool

Buyers keep falling away after the survey

That is not a marketing problem, it is a mortgageability problem, and no amount of relisting fixes it. It has its own page.

If lenders are the problem

An empty house you have mentally left

Every month unsold is council tax, insurance and maintenance on a property that is no longer part of your life. Certainty has a value here that the asking price does not capture.

Selling an empty property

A move or chain waiting on it

When a purchase, a job or a plan is stuck behind the sale, the cost of waiting is bigger than the discount. That is the calculation to run.

If a chain depends on it

Got questions?

House not selling FAQs

The questions we hear most from sellers who have been waiting too long.

Why is my house not selling?

Nearly always one of four things: price above what the market will pay, weak presentation or photography, an agent who has stopped working the listing, or something that stops buyers borrowing against the property. The pattern of viewings and offers usually tells you which.

How long is too long on the market?

Most interest arrives in the first few weeks of a listing. If you have had months of exposure at a price without an acceptable offer, the market has answered, and waiting longer at the same price rarely changes the answer.

Should I just reduce the price again?

A meaningful, single reduction can relaunch a listing. A series of small ones does the opposite, because the price history reads as distress. If you are on your third reduction, something other than price is worth examining.

Does the listing history hurt my sale?

Yes. Portals show days on market and previous prices, and buyers use both to negotiate or to skip the listing entirely. It is one reason a private sale off the portals can outperform yet another relaunch.

Should I switch estate agent?

Sometimes. A fresh agent brings fresh photography, a fresh price opinion and a burst of effort. Check your existing agreement first, because sole agency tie-ins and notice periods vary, and read the fee terms before signing anything new.

Can you buy my house while it is still listed with an agent?

Yes, though your agreement with the agent may still entitle them to a fee depending on its terms. Check the agreement or ask us to look at it with you before you commit to anything.

Will you tell me honestly what is wrong with my sale?

Yes, and it costs nothing. If we think a repriced relaunch with better photography would serve you better than selling to us, we will say exactly that.

How fast can you actually complete?

As little as seven days on a direct purchase and typically 28 or fewer. The months your property spent listed have no bearing on our timeline.

Do you charge anything?

No. No commission, no fees, and we cover your legal costs and the survey. The offer you accept is the sum that reaches you.

What if my house has a problem lenders do not like?

Then relisting will keep failing for reasons outside your control, and a cash buyer is the practical route. We buy with our own funds, so lender criteria do not apply to us.
